Ground Control targets under-performing property assets in high-growth tertiary markets surrounding large cities in the Northeast and Southeast, focusing on "apartment suburbs" that are approximately 2,200 people per square mile with a history of population and job growth. We invest in value-add opportunities in A-, B or C+ class properties where we can create growth by acquiring with favorable terms and enhancing revenue. Our focus is directed by each markets’ local growth conditions. Generally, we invest in small multi-family communities ranging from 50 units to 300 unit complexes for shorter hold periods, 3-5 years, with the goal of maximizing investors’ IRR with strong interim cash-flow and a profitable sale or refinance.
Ground Control targets real-estate assets that we want to invest in ourselves. We are not a middleman or broker or dealer, crowd funding site or a hard money real-estate group. We offer an entirely different business model and an entirely different investment. We want to be your partner alongside us. We try and create value by strategizing plans and goals with property management and help execute risk averse returns for investors so that it maximizes cash-flow and equity. We are not a fund or equity group and do not offer pre-bundled REITS or investments. Rather, we use technology and local knowledge and specialize in “boots on the ground” so we can grow the business for ourselves and the investors.

Ground Control Equity is not a REIT (Real Estate Investment Trust). A REIT only allows you to invest in in a pool of real estate assets without knowing info on that asset. Ground Control Equity offers you transparency and control over each investment you make. REIT fees can be up to 15%, and Ground Control Equity Fees are 0%. REITs are publicly traded and are exposed to market fluctuations, while Ground Control Equity values do not change the same way from that marketplace influence.
A good example of this is the recent COVID pandemic: Tenants are your investment, and the government helped protect those tenants by providing multiple tenant relief options which were sent directly to landlords to ensure rents were paid.
